Social Planning and SIA for Planning Proposal for Rezoning of Land in Shoalhaven LGA

JSA is currently engaged in social planning and preparation of a social impact assessment in relation to a planning proposal for a master-planned residential development designed to meet the shortfall in affordable, low cost and diverse housing and aged accommodation in the Shoalhaven Local Government area through delivering a diverse mix of market, affordable and seniors housing, a small commercial centre and associated community infrastructure.

The SIA will be conducted in accordance with DPE (2023) Local Environmental Plan Making Guideline, and will provide a justification for the proposed rezoning and associated master plan in relation to the need for lower cost, affordable and diverse housing to meet demonstrated community need;  the suitability of the site for the proposed development including its proximity to transport, key community infrastructure and urban growth areas; and the enhancement of local retail, open space and community infrastructure to meet the needs of the growing population.  Other benefits of the proposal will also be detailed, including support for key workers in growing local industry sectors such as health and aged care.

The assessment will also include draft recommendations for consideration, including housing typology, requirements for open space and community facilities (in kind and/or contributions) and other relevant social planning matters that arise from the review of the draft master plan.
