Social Impact Assessments for Co-Living and Mixed-Use Developments in the Parramatta Road Corridor Urban Transformation Strategy (PRCUTS) area

Parramatta Road is a major road transport corridor that is one of the oldest roads in Sydney, connecting the Sydney CBD to Parramatta. The NSW State Government is working on a 30-year plan (launched 2016) to revamp 20 kilometres of Parramatta Road (Camperdown to Granville) into a vibrant, high-density urban area (The Parramatta Road Corridor Urban Transformation Strategy).

Recently JSA has prepared two Social Impact Assessments for two different mixed use  Co-Living Housing developments on Parramatta Road within this Corridor located in Petersham and Leichhardt.  The Petersham proposal was a seven-storey mixed use and co-living development including ground level commercial space, communal living and open space areas for residents at level 1 and 85 units of co-living housing.  The Leichhardt proposal was a seven storey mixed use and co-living development with ground level commercial and communal working area with outdoor courtyard and café space, first level communal areas for residents and 82 co-living housing rooms with balconies.

Both developments were found to be well located and to meet the strategic objectives of the PRCUTS strategy, providing much needed smaller, more affordable rental accommodation.  Both developments are likely to result in minimal adverse impact to local character, privacy and amenity for adjacent neighbours and the surrounding neighbourhood.
