JSA prepared a Social Impact Assessment and Engagement Report for a master planned community precinct in St Georges Basin within the Shoalhaven LGA proposed by Southern Cross Community Housing, a Tier 1 Community Housing Provider.
The proposal is a State Significant Development Application including commercial/retail spaces, co-working space and housing forms and sizes to meet the needs of a wide range of households. The mix of tenures will provide opportunities for social rental, affordable rental and home ownership including key workers, families and older singles and couples. The development includes internal laneways, off-street parking and public domain works including a pocket park dedicated as public land that will provide opportunities for play, gathering and respite.
JSA provided a comprehensive SIA aligned with the Department of Planning and Environment’s Social Impact Assessment Guideline and Engagement Report that responded to the Undertaking Engagement Guidelines for State Significant Projects. JSA assessed that there is significant benefit to the proposal in the context of the high need for more affordable and diverse housing in the locality, particularly as it is unlikely that any new housing created through the market would be genuinely affordable to very low and low income renters and purchasers.
