Social Impact Assessment for State Significant Redevelopment of Social Housing in Maroubra

JSA prepared a Social Impact Assessment for the redevelopment of 33 existing social housing units to be replaced with 144 new dwellings that will be a mix of social and affordable housing at Maroubra in the Randwick City Council area. The assessment was prepared in accordance with the Social Impact Assessment Guidelines for State Significant Projects.  It identified likely positive and adverse social impacts of the proposal and proposed mitigations where appropriate to address the Secretary’s Environmental Assessment Requirements. The assessment found that there is significant benefit of the project providing an increase in social and affordable housing in a well-located area in the context of a serious affordable housing crisis, noting that it is highly unlikely that any new housing created through the market in the locality would be affordable to very low and low income households. JSA recommended that the Relocation Plan for existing tenants to be developed by Homes NSW carefully consider their needs and preferences and ensure minimal disruption to community connection and support for more vulnerable residents.
